Your Step-by-Step Guide to a Smooth Purchase

1. Set Your Budget with Clarity

Begin by understanding how much you’re ready to invest. Don’t just focus on the property price — account for additional costs like:

  • 4% Dubai Land Department transfer fee
  • 2% agency commission
  • Bank fees if you’re financing
  • Down payment (typically 25% if using a mortgage)
Knowing your financial position upfront avoids surprises later.

2. Get Pre-Approved (If You’re Financing)

A pre-approval from a bank gives you a clear borrowing limit and makes your offers more credible. Most approvals are valid for 60 days — a solid window to find the right property.

3. Choose the Right Agent

Partner with a licensed agent who knows the market well. A good agent won’t just show you listings — they’ll understand your lifestyle, investment goals, and help you avoid common pitfalls.

4. Start Viewing Properties

Once your agent shortlists options based on your preferences and budget, it’s time to explore. Visit different areas, compare layouts, and get a feel for what fits you best.

5. Make an Offer

Found the one? Submit your offer in writing, ideally with a 10% security cheque to strengthen your position. You’ll also need to provide ID copies (passport + Emirates ID) of all future owners.

6. Sign the MOU (Form F)

When your offer is accepted, you’ll sign a Memorandum of Understanding. This outlines the terms of the sale and officially begins the transfer process.

7. Mortgage & Sales Progression

If you’re using a mortgage:

  • The bank will perform a valuation
  • Issue a final loan offer

And begin coordination for transfer
If the seller has an existing mortgage, it must be cleared before issuing the NOC. Your agent will guide you through each checkpoint.

8. Apply for NOC (No Objection Certificate)

The buyer, seller, and agent visit the developer to obtain the NOC — confirming that:

  • All service charges are cleared
  • No illegal alterations exist
  • Developer approves the transfer
This step usually takes 3–5 working days.

9. Final Transfer at Dubai Land Department

With NOC in hand, both parties head to the Dubai Land Department to officially transfer the property. You’ll bring:

  • Manager’s cheque for full payment
  • Separate cheques for fees (transfer fee, admin fee)
  • IDs and NOC documents

Once processed, you’ll receive the new title deed in your name — and the property is officially yours.
